Closing The Deal

It’s Time to Celebrate!

Time to Start Moving In!

Reaching the finish line is an exciting moment. Whether you’re celebrating or simply relieved to be done, there are just a few final steps before you officially take ownership of your new home.

Final Walk-Through

The final walk-through is your last opportunity to view the property before closing. At this stage, all agreed-upon repairs should be completed, contingencies satisfied, and the home should be cleared of the seller’s belongings. This typically takes place the day before or the day of closing and gives you peace of mind that everything is as expected.

Closing Day

Once you’re satisfied with the final walk-through, it’s time to close. During closing, you’ll meet with the seller and the closing agent to sign the necessary documents, including your loan paperwork and settlement statement, which outlines all financial details of the transaction.

You’ll also submit your remaining funds for the down payment and closing costs, either by wire transfer or certified check. Once everything is signed and processed, the deed is officially recorded with the county, and ownership is transferred to you.

At that point, the home is yours, and you can finally step in and start your next chapter.

Tips For Buying The Perfect Home

Don’t Max Out Your Budget icon

Don’t Max Out Your Budget

Just because you’re approved for a certain amount doesn’t mean you need to spend it all. It’s important to leave room in your budget for closing costs, ongoing expenses, and any future repairs or improvements.

Get To Know The Area

The right home is about more than the property itself. Take time to explore the neighborhood and make sure it fits your lifestyle, from proximity to schools and work to nearby shopping, dining, and amenities.

Don’t Skip The Inspection

A home inspection provides valuable insight into the condition of the property. It can uncover issues you may not see during a showing and helps you make a more informed, confident decision.

Get Pre-Approved

Being pre-approved shows sellers that you’re serious and ready to move forward. It strengthens your offer and puts you in a better position, especially in a competitive market.

Getting pre-approved by a lender lets the seller know you are serious and ready to purchase a home and that you are not just window shopping.

Resources For Virginia Beach Home Buyers

The journey to homeownership starts by understanding how much you can afford. One major thing to consider is your down payment, if any. Many consumers believe it's impossible to buy a home without at least 20 percent down. But thanks to various government-sponsored programs, many people can now buy a house with as little as 3.5 percent toward a down payment. Veterans of the U.S. military have zero-down programs available.
